Wu Works is a short-term rental (aka STR or vacation rental) management company. We are passionate about providing both the property owner and the guests 5-star experiences.

What's the difference between co-hosting and corporate leases?

Co-hosting and corporate leases are two different approaches in the short-term rental sector. Co-hosting means collaborating with property owners to run and oversee their rentals; the co-host is responsible for managing guest interactions, cleaning, and maintenance, typically earning a commission for their services.

On the other hand, a corporate lease involves securing a property for an extended period (typically 12-36 months) and then facilitating rentals. This model allows property owners to receive steady and reliable income, while the renter is tasked with maintaining the property in excellent condition.

How much do you charge for corporate leases?

We do not impose fees for corporate leases. Rather, we lease the property or properties (generally ranging from 12 to 36 months) and provide steady monthly payments. In exchange, we are permitted to sublet the property or properties, ensuring that we maintain them in excellent condition throughout the lease term and upon its conclusion. This arrangement creates a mutually beneficial scenario, as we aim to keep property owners satisfied while also seeking to achieve 5-star reviews from our guests!

Do you offer memberships or flat rate services for co-hosting?

Once we assess the needs and services of the property or properties and reach a mutual agreement, we will establish a commission rate for each night’s stay, which typically ranges from 15% to 25%. This collaborative approach ensures that both parties feel comfortable with the arrangement and that the rate reflects the value provided. By understanding the unique aspects of the property and the services offered, we can tailor our agreements to best suit the operational goals and market conditions. This clear and transparent process fosters a strong partnership, enabling us to achieve shared success in maximizing the property’s potential while providing an excellent experience for guests.
